Emergency exit safety of a Marseille building boulevard Libération, Downtown Marseille

Affected by the serious and imminent danger and evacuated in December 2018, the building showed pathologies of disengagement in the rear adjoining area and a shift in the facade on the streets and in the lateral adjoining areas. A complete gutting of the building was carried out to expose the pre-existing overall structure, which had until then been hidden behind numerous layers accumulated over time.

The project aims to stabilize all the facade walls and strengthen certain floors to prevent any new disorders. An enhancement using a metal framework was initiated.

Beyond the very specific task of making the building safe for occupancy, it became necessary to supplement the “technical” approach with a sensitive posture aimed at enhancing the spatial and volumetric qualities of the building. This includes dual orientations of the apartments, attic transformations, creation of double heights under the slopes, creation of a duplex, valorization of materials— especially those sourced from reuse—and improvement of the accessibility of the commercial premises on the ground floor.

Our tasks and roles
accomplished in this project

  • The roof has been restored according to traditional techniques and the existing appearance.
  • The wall, which was unstable structurally, was dismantled and reassembled.
  • Openings have been recreated in alignment with the existing openings of the lower levels.
  • The wooden shutters have been restored and painted in a Marseilles gray color.
  • Structural metal tie rods, measuring 25x25 cm, have been embedded into the masonry and are hidden under plaster.
  • The facades' plaster has been either refreshed or redone with horizontal joints using natural cement.
  • The statue of Saint Vincent de Paul was temporarily removed for refurbishment and was put back in place upon the completion of the project.
  • The existing plaster was stripped down and a new layer of natural cement plaster was applied.l
  • The commercial storefront underwent renovation.
  • Clips on plastered cracks are no longer visible after the work was completed.
  • The downspouts for rainwater have been replaced with zinc.

Each of these elements represents an intricate piece of the puzzle in revitalizing the building. Whether it's adhering to traditional techniques in roof restoration or employing modern materials like zinc for the downspouts, the approach combines respect for the building's history with the necessities of current building standards. This delicate balance ensures that the building not only exits its state of disrepair but also becomes a livable, functional space that retains its original character.
